What Is the AIQS Assessment?

The AIQS assessment is a formal migration skills evaluation conducted by the Australian Institute of Quantity Surveyors on behalf of the Australian Government. It determines whether your overseas qualifications and professional experience meet Australian standards for the occupation of Quantity Surveyor, the only occupation assessed by this authority.

The assessment evaluates your degree comparability, the relevance of your qualification to quantity surveying, and your post-qualification work experience against Australian industry benchmarks. There are five assessment routes, and choosing the correct one before applying is the most important step in the entire process.

Who Needs an AIQS Assessment?

Quantity surveyors applying for any of the following Australian visa subclasses must obtain a positive AIQS skills assessment outcome before lodging their application:

  • Skilled Independent Visa (Subclass 189)
  • Skilled Nominated Visa (Subclass 190)
  • Skilled Work Regional Visa (Subclass 491)
  • Employer Nomination Scheme (Subclass 186)
  • Regional Sponsored Migration Scheme (Subclass 494)
 

Quantity Surveyor (OSCA 241932) is on the Medium and Long-term Strategic Skills List (MLTSSL), making it eligible for the Subclass 189 independent pathway. Always verify your visa subclass requirements with the Department of Home Affairs before applying, as AIQS cannot provide advice on visa types or points calculations.

Eligibility Requirements

Qualification

  • Degree must be in Quantity Surveying or Construction Management and Economics
  • Allied disciplines (e.g., Civil Engineering, Construction Management) may be considered, but are not guaranteed
  • General engineering fields (mechanical, electrical, software) are not accepted as allied disciplines
  • You must have completed your qualification before applying (no applications from current students)

Work Experience

  • Only post-qualification experience is counted
  • Experience gained before graduation is not accepted
  • Reference letters are required for all claimed experience
  • Each reference must:
    • Written by a direct supervisor who is a practising quantity surveyor
    • Be on official company letterhead and dated
    • Clearly describe your role and key duties performed
  • References from HR or non-technical managers are not accepted

English Language Proficiency

Applicants must meet the English language standards set by the Department of Home Affairs. Test results must be from a single sitting (no combining scores).

AIQS Assessment Pathways

There are five migration skills assessment routes depending on your qualifications and professional experience. Selecting the wrong pathway is one of the most common causes of delays and unsuccessful outcomes.

Qualifications Only 

For applicants with an Australian AIQS-accredited qualification who do not yet have one year of post-graduation experience. Professional experience will not be assessed under this route. This outcome can support points for a recognised degree but cannot be used for a permanent residency application. Only Pathways 1 to 4 include work experience and qualify for a PR visa.

Pathway 1 

For applicants who hold an Australian AIQS-accredited degree and have a minimum of one year of post-qualification experience in quantity surveying. Only Australian degrees listed in the Accredited Program Guide are eligible. Overseas degrees, even if listed in the guide, must be assessed under Pathway 3 or 4.

Pathway 2 

For applicants who completed a non-accredited qualification in Australia with at least two years of relevant post-qualification experience. This is also the correct route for accredited qualification holders who want their work experience formally assessed alongside their degree.

Pathway 3 

For overseas-trained quantity surveyors. Your degree must be in Quantity Surveying or Construction Management and Economics and must be equivalent to an Australian Bachelor degree (AQF Level 7) or higher. A minimum of two years of post-qualification experience in quantity surveying is required.

Pathway 4 

For current financial members of AIQS or an equivalent member of a formally recognised peak body. A minimum of 12 months of post-membership work experience in quantity surveying is required. Employment gained before receiving your membership cannot be assessed under this pathway.

Document Checklist

All documents must be uploaded in PDF format. Certified copies must be dated no older than 12 months from the date of submission, with certification appearing on the front of each page.

  • Passport photo taken within 4 weeks before submission (sent by email, not uploaded)
  • Certified copy of passport (biographical and identity pages)
  • Degree certificate and academic transcripts sent via My eQuals
  • Reference letters (one per employer, meeting AIQS requirements)
  • Employment evidence supporting claimed work experience
  • English language test report (required unless exempt)
  • AIQS or recognised body membership certificate (Pathway 4 only)
  • Completed AIQS Migration Skills Assessment application form
 

AIQS will not accept physically certified transcripts or testamur. They must be certified electronically through the My eQuals Australia platform by your university directly. If your university is not registered on My eQuals, contact AIQS before submitting your application.

How to Apply for the AIQS Assessment

Step 1: Read the Migration Skills Assessment Policy Before preparing any documents, download and read the current AIQS Migration Skills Assessment Policy. It defines qualifying occupations, allied disciplines, supervisor requirements, and all eligibility criteria in detail. Applying without reading the policy is one of the most common causes of preventable errors and delays.

Step 2: Confirm Your Pathway Identify which of the five routes applies to your qualification and experience. Confirm whether your degree appears on the AIQS accredited program list. If you hold an overseas degree, whether accredited or not, Pathway 3 or 4 applies to your situation.

Step 3: Prepare Your Documents Gather all required documents as listed in the checklist above. Arrange My eQuals electronic certification for your transcripts and testamur through your university. Obtain reference letters that meet the AIQS supervisor and content standards. Have all non-English documents translated by a NAATI-accredited translator.

Step 4: Submit Online and Pay Complete the AIQS online application form and upload all documents in PDF format. Pay the applicable assessment fee by credit card. A surcharge applies at the percentage indicated on the application form. Your application is not lodged until payment is successfully processed.

Step 5: Await Your Outcome Migration skills assessments currently take up to five months to process due to high application volumes. AIQS is currently unable to respond to phone calls on skilled migration matters. All queries must be submitted by email to [email protected]. There is no priority or fast-track processing option available.

Step 6: Receive and Use Your Outcome A positive outcome letter confirms your qualification is suitable for the Quantity Surveyor occupation. The assessment is valid for 2 years from the date on your letter. Once received, you can submit your Expression of Interest(EOI) through SkillSelect and proceed with your visa application.

No, AIQS does not offer a work experience-only pathway. For every assessment route, the qualification must first be assessed as suitable before any work experience can be considered. You must have already graduated before submitting your application.
